The principals of TIBI Development Corporation are Nicholas Cassis and William S. Cohn, Esquire.  These two men have formed a creative and winning chemistry that has evolved over the past thirty years.  The most recent decade has found these two at the forefront of development on Long Island’s North Shore.  Their entry into development began in early 1990 with the community known as Stonington located in Port Jefferson.  This National Builders Award winning development consisted of 170 condominium units, clubhouse, and sewage treatment plants.  The sell out was only three years, during turbulent economic times.

After Stonington, the two moved on to develop the award winning Ranches at Long Lake Estates.  Mr. Cassis saw the need for ranches, and this became the first job on Long Island solely dedicated to single level homes.  The 176-unit condominium complex consisted of 29 buildings surrounding four spacious man-made lakes, a clubhouse and putting green.  A pump station was also built to accommodate the homeowners’ sanitary needs.  All homes were delivered with full 8-foot basements.  The development was sold out in three years and the gross sales exceeded $40 million.

As sales were completed at The Ranches at Long Lake Estates, the tradition of excellence continued when the two partners designed The Ranches at Mt. Sinai.  This 186-unit condominium complex is set on 33 acres.  Each home is a corner unit and is delivered with a full appliance package, granite kitchens, 25-year roofs, and many other amenities.  This spectacular community received 11 LIBI Awards for its model homes, clubhouse, and Community of the Year.  This community cold out in less than two years, proving that such a quality development can sell during a recession.  Gross sales were estimated to be over $68 million.  As a municipal requirement, the community is tapped into the Tallmadge Woods Sewer Treatment Plant.  This plant was constructed by a joint venture consisting of the builder and several other major developers.  To expedite construction, the builder supervised the building process of this $8 million sewage treatment plant, which services at least 7 other local developments.  This is the largest private sewage treatment plant in Suffolk County to date.

The future continues to look bright, as the two partners have secured several properties.  The first is 76 acres in Eastport, NY.  This community will consist of 380 units and incorporate a mix of attached and detached homes targeted for the empty nester, the first time homebuyer and he new work force homebuyer.  Another parcel located in some of the last remaining parcels in Nassau County is Farmingdale, which will be designed with 30 single-family homes.  These projects should prove as successful as our other communities.

Prior to building, Mr. Cassis was a prominent real estate broker on Long Island.  His partner, Mr. Cohn, is a distinguished attorney in Nassau County and has been titled by a New York commercial publication as the “King of Zoning.”
